Irving Woodlands, LLC is excited to once again offer lots for recreational use. These 17 leased lots are conveniently located near the Interconnected Trail System (ITS) 83, a series of all-use trails that interconnect through Aroostook County in northern Maine. Each lot is over an acre so you can create your ideal getaway with a camp or trailer and has a common access trail and a water access lot on the north end of Cross Lake that is for lease holder use only.

The lots are complete with a subdivision access road, a second emergency egress and power adjacent to the lots. You can access these lots off SR-161 (Caribou Road, approximately 2.2 miles north of the intersection of SR-161 and SR-162). After driving 0.8 miles on the West Side Road, take a right toward Square Lake for 0.3 miles. The lots are on the new road to the left. 

An initial bid to secure the lot(s) you are interested in will include the first year's lease payment of $2,000.00. The annual lease per lot is $2,000.00 (adjusted annually for inflation). If all terms of the lease are upheld, the lease renews up until year nine, at which time it can be renewed with a new agreement. The successful bidders will be required to provide proof of required insurance, as well as sign a Lease Holders Association Agreement that outlines how maintenance and costs of the access road and common areas will be undertaken by the lease holders. Clearing the lots and any improvements such as driveway, gravel pads, etc. is the responsibility of the lease holder.
